“By-the-bed” refers to an individual lease. At The Courtyards our residents can live in a shared UF apartment with roommates without the stress of renting an entire apartment. Individual leases allow our leasing team to split the rent making each resident responsible only for their portion of rent.
Every case is different. Sometimes one group has decided to find an apartment together, others are open to meeting new people who they can then befriend. We can accommodate both situations. If residents are looking for roommates we offer roommate matching service. We aim to match students with similar interests using our matching questionnaire. If you are the person that will be the guarantee on the housing contract, then you will be required to fill out the Guarantor Application. This form will be subject to credit approval and proof of income for two consecutive months will need to be provided in order to process your application.
Payments are accepted in the office in the form of a personal check, money order or cashier’s check. Monthly installment payments can also be paid online through our website – you must get your login information from our leasing office to access your account. Monthly installment payments are due on the first (1st) day of each month. A late fee will be applied after the third (3rd) day of each month along with a daily charge after that. Only certified funds will be accepted in the office once the payment is late.
Like most student communities, we offer term-length housing contracts. Our standard housing contract begins in August and ends August of the following year. The full term is divided into 12 equal rent installments. Payment is always due on the first (1st) day of every month and considered late by the third (3rd) day with additional fees applied. All installments can be paid using the payment methods listed above.
The rent includes the rental amount for the bedroom and shared occupancy of the apartment common areas, access to the community amenities, water, sewer, cable with premium movie channels and Wi-Fi Internet. The rent also includes a $30 electricity allowance for each occupant in the apartment.
Your first rent payment in your 12 installments should be made by August 1st and the first of the month thereafter.
Simply report to the leasing office during your student’s allotted time to get paperwork, front door and bedroom keys. Instructions for your student’s assigned move-in day will be emailed to them in advance.
Each apartment near UF is furnished from the bedrooms to the common areas. All you need to bring are your clothes, favorite technology, and some home decorations.
The following are included: dishwasher, disposal, stove, self-cleaning oven, microwave and a refrigerator with an ice maker. Our laundry facility is on-site.
